1953 to Present a Listing, History & Genealogy of Cottages East  


The label as "non lakefront" is not meant to offend anyone - nor is it meant to be taken that it does not to have lake access it could very well have, I have not deleved into that aspect - the only meaning intended is that the house/cottage and or property is NOT located on the shores of Lake Maxinkuckee or the lake side of the road - or thus directly connected to the Lake Maxinkuckee it means only that there is a road and/or alley between it and the lake.

As the Academy expanded the road on the North Shore of Lake Maxinkuckee - Aubbeenaubee Bay changed many times over the years. Also changes that affected the road changes were the dividing and selling of the real estate on th e East Shore and the cottages that sprang up during those early years.     Thomas A. Sargent received his B.A. from DePaw University, and his A.M., M.A.L.D., and Ph.D. from Tufts University. During the 1980's he was a political science professor at Ball State University. Throughout his career Sargent served in positions in several professional organizations which included: Director of the E. B. and Bertha C. Ball Center, at-large member of the Indiana Real Estate Commission, Minnetrista Cultural Center Board of Governors, Delaware Historical Alliance President, and the Executive Director of the Indiana Consortium for International Programs. He was the second vice president of the Muncie Symphony Orchestra board as well. Due to his extensive service to Indiana, Sargent received the distinguished designation Sagamore of the Wabash from Governor Robert D. Orr in 1989. He is author of The Muncie Symphony Orchestra: Fifty Seasons of Music; Bracken House: A History and The House and Its History (Ball State University, 1989), which describes the E. B. Ball house on Minnetrista Boulevard in Muncie, Ind. Professor Emeritus.

    Scope and Content : The Thomas A. Sargent papers include information about the Muncie Symphony Orchestra, manuscripts, correspondence, interviews, audiocassettes, and photocopies of pictures of the orchestra through the years. The CORRESPONDENCE file contains letters to and from colleagues, faculty members, friends, as well as his letters to the publisher of his book, The Muncie Symphony Orchestra: Fifty Seasons of Music. The interview file contains transcripts of Thomas A. Sargent's interviews with various people in music that were associated with the Muncie Symphony Orchestra. The photocopies files contain pictures of the orchestra, members of the music faculty, as well as distinguished visitor to the orchestra through the years. C. Brand, 7/12/2000

26 March 1958 Culver Citizen:
Ronald L. Babcock, age 72, lifelong resident of the Culver community and father of George Babcock, manager of the Marshall Co. Lumber Company here, died last Friday at the Miller nursing home in Rochester. Mr. Miller [sic Babcock] lived at 1070 East SHore Dr. on Lake Maxinkuckee where for years he had been caretaker of the Marmon estate there. He was also a member of the Maxinkuckee Methodist Church and the Maxinkuckee IOOF lodge #373.

Lake access - there is to be a access site here - but for as long as I can remember it has been graas covered and has had trees and brush overgrown in it - David Burns also stated that it was lake access when he worked on constructing the sea wall in the late 1970's or early 1980's; as some of the brush had to be trimmed back to gain access to the lake front in order to pour cement. It is shown of the plat maps of the past and present.

Aubbeenaubbee Creek - now refered to as Curtiss Ditch -

This is from the 1900 Topographical map of the lake.


The Curtiss Wetland followed in 1990, creating a 12-acre natural area east of the lake on land owned by Arthur and Nancy Baxter, the was not originally a wetland, but pasture land along Aubbeenaubbee Creek now known as Curtiss Ditch ..."The environmental council and the Baxters, owners of the land on which the Curtiss was built, have not always agreed on goals and their implementation. Of concern for the Baxters was a growth of underwater plants that limited open water for canoeing and fishing, but which the LMEC felt was performing the job of filtering nutrients. During 1999, the Baxters introduced triploid (sterile) grass carp to curb what they describe as a smelly brown mass in the water and scum on the surface."- Lake Maxinkuckee Restored Wetlands Fred Karst

Homecroft was not developed around any industrial site or particular attraction yet it has gained National Register listing because of its association with events that have made a significant contribution to the broad patterns of our history. Speedway represents this pattern as well, but is unique because of its stated purpose to become a “horseless city.”

Maxinkuckee Village proposal passes first hurdle

CULVER — A preliminary proposal for Maxinkuckee Village, a planned unit development, was presented for consideration to the Culver Plan Commission at its meeting this week.

A preliminary proposal requires a developer to supply conceptual drawings, proposed zoning, existing and required water, sewer and other essential utilities, along with location of buildings and recreational, commercial or residential uses. The preliminary presentation gives a developer the opportunity to explore whether the commission will allow a formal presentation and public hearing.

Kelly Young, chairman, asked Russell Mason, building commissioner, to clarify to the audience what the Culver zoning ordinance requirements were.

Gary Aker, of Aker Properties, LLC, Al Collins of Construction Management and Fred Jones, attorney, presented a plan for 31 single family villas, 16 townhouses, plus a tennis court, swimming pool, and club house on the 55.77 acres that presently comprise the Culver Marina area.

The residential areas would be erected behind the present commercial areas existing with a 6.5 acre green space between the circular residential buildings proposed. All residential buildings would meet the height and square foot requirements of the ordinance. Jones noted that the covenants required for the tenants would emphasize that no lake access rights are granted by virtue of ownership of the residences and pier space at the Marina is not guaranteed.

The immediate concern of the commission was the requirement for a municipal sewer and an adequate water supply. Jones advised that the plan is to form a conservancy district in conjunction with Mystic Hills Golf Course that would extend to S.R. 117. The water supply would be from two 6-inch wells. The conservancy district will require state approval but will meet the necessary requirement of a municipal sewer system. Town Attorney Ron Gifford agreed that a conservancy district met the zoning ordinance requirements.

A brief overlay of the proposed sewer system was given by Dan Papczynski, Aero-Tech, who described an aerobic process, or cluster system, which has been approved by the state.

Kathy Clark, Lake Maxinkuckee Environmental Council director, questioned if attention had been given to the part of the parcel that is designated as a flood hazard plain. Collins said he had been in contact with IDEM to address the issue.

Mason was asked to be certain that the entire scope of the PUD would be in Culver's jurisdictional authority. He said he had checked with Marshall Co. Plan Director Ralph Booker who agreed that it was, but would double check prior to any final decision.

Jane Grund, Lake Association director, asked if the Culver Marina had plans to expand its present pier structure and boat docking capacity. Aker noted that this would not be allowed by IDEM.

Proof of financial responsibility to complete the project as planned was attested to by Bieghler, Haenes, Lappin, CPA. This is also a requirement of the proposal.

In answer to a question by Barry McManaway, member, Aker assured the commission that this would not be a "hotel" type operation, although individual members might rent out their units.

Mike Stallings, Culver Chamber of Commerce president, said he supported the PUD proposal and saw it as a plus to the Culver business community.

After reviewing the documents presented as required and listening to citizen input, the commission moved unanimously to proceed to a formal presentation and public hearing with the provision that a conservancy district be established and approved, details of water and sewer capacities provided, access lanes provided from the State highway, and street layout within the PUD be presented for inspection along with engineering, owner covenants, and other information required by the PUD ordinance.

A recommendation will then be given to the Culver town council who will also have a public hearing on the issue...


Mystic Hills Golf Course
